Mirvac Reveals $1.23bn Next Chapter for Green Square

Mirvac is progressing nine buildings with a combined yield of more than 1800 homes within its Green Square precinct, about 3.5km south of the Sydney CBD.

State-significant proposals of about $1.23 billion in development costs are on exhibition and comprise 800 apartments, 514 student units, and 511 build-to-rent homes.

Stages 1 and 2 of the Green Square Town Centre project have been completed, creating about 800 homes across eight buildings. Mirvac took complete ownership of the precinct’s delivery after Landcom exited in 2020.

Stage 3, currently on exhibition, would yield another 511 build-to-rent apartments across three mixed-use buildings up to 21 storeys (pictured at top). Typologies would range from studios to three bedroom apartments and an affordable component of 60 apartments would be included.

The 5127sq m site at 960a Bourke Street at Zetland would generate 37,287sq m of residential gross floor area and 1846sq m of non-residential GFA (including retail and office space), at a floor space ratio of 7.63:1.

The $336-million project designed by Fender Katsalidis and Plus Studio would include 80 car parking spaces and 210 bicycle spaces. Construction is expected to begin in early 2027.

Stages 4 and 5, also on show, would yield six buildings up to 29 storeys, at a development cost of $893.3 million.

The 800 build-to-sell apartments, designed by an architectural team that included Mirvac Design, DKO and Tonkin Zulaikha Greer, would range from one to four bedrooms. The student housing component of 514 units would yeild 711 beds.

The 13,509sq m site at 411 Botany Road and 6 Geddes Avenue, Zetland would apply FSR of 6.78:1 to yield 76,980sq m of residential GFA and 14,764sq m of student accommodation GFA, as well as non-residential GFA of 3,149sq m. A mid-2026 construction start is slated.

It’s not the only residential megaprecinct that Mirvac has under way in Sydney, with the announcement in December that the developer had won the contract for a 1400-home project on the 3.6ha site of the former fish market at Blackwattle Bay.

Meanwhile, the developer’s $1.2-billion mixed-use Harbourside project at Darling Harbour is on schedule for a late 2027 completion. Retail and residential will be joined by a 4000sq m conference and events space in that scheme.

Earlier this month, Mirvac won approval for its $1.9-billion SEED industrial precinct, 800m from the Western Sydney International Airport. The joint project with Australian Retirement Trust will host seven warehouses across a 133ha site.
