Melbourne’s ABODE318: Sustainable luxury in the city

Those seeking stylish inner-city living need not look further than

ABODE318, the joint venture project between

PDG Corporation and the

Schiavello Group located on Russell Street in the heart of Melbourne City.

Fast becoming Melbourne’s most distinctive and coveted residential building, the 57-storey residential building, due to be completed in the second half of 2014, will boast 80 different floor plans and a wide range of apartment designs that will cater to diverse living styles.

The

Elenberg Fraser-designed building’s unique curving exterior has been designed not only to look good, but to create privacy between apartments, to maximise each apartment’s view and to prevent the rush of wind down the building so as to soften airflow.

Each of the 433 apartments, comprising of one, two and three bedroom layouts, possess floor to ceiling glass windows, an open or enclosed balcony, air conditioning, galley style kitchens with stone bench tops, as well as high quality fixtures and appliances.

The entire 9

th

floor of the high-rise will be dedicated to resident facilities featuring a swimming pool, steam room, fully equipped gym, sauna, relaxation rooms, lounge and bar area, an outdoor terrace as well as meeting rooms and business facilities.

Another feature of the building is the exclusive and luxurious Sky Lounge,

located on the 55

th

floor, which will boast a private lounge and dining space with an amazing view of the city skyline.

With sustainability being a key driver of the project’s design, the apartment building also upholds a 6.5 star energy rating, with central gas hot water and lighting, rainwater harvesting, water-efficient bathroom fittings, bicycle racks and a contemporary car-share scheme.

PDG Sales Manager Mark Giuliano says the project was designed to appeal to those looking for stylish Melbourne living.

“The location is outstanding. All of our buyers love the location – you are right among the heritage end of the city with Carlton Gardens close by. The views are going to be incredible,” Mr. Giuliano said.

“Our job is to think through the detail to make life easy for our buyers. For instance, ABODE318 will have four lifts, with one a dedicated goods lift during business hours because this makes a difference with movement in and out of the building.”

Prices start from $388,000 for a one bedroom unit, $600,000 for a two-bedroom and price on application for the limited number of three-bedroom apartments.

Other unique features of ABODE318 include:

  • Central location close to Federation Square and Lygon Street dining precinct.

  • Opposite to the State Library of Victoria and close to the Old Melbourne Gaol and RMIT University.

  • Oak timber veneer cabinetry in kitchens and quality carpet and porcelain tile flooring

  • Option to purchase car parking

  • Five-star heating and cooling systems

  • 101 resident and 48 visitor bike racks
