Six-Star Apartment Tower Hits Gold Coast Market

A six-star, $158-million apartment skyscraper in Broadbeach is out to capture the high end of the Gold Coast market.

Prices for the full-floor luxury apartments at Luxe Broadbeach will start at $4.95 million for the entire 374sq m floorplate.

The 33-storey tower includes 28 homes with unobstructed park, beach and ocean views that will never be built out at 2 Charles Avenue, Broadbeach.

Broadbeach Luxe Development company director John Kubatov requested an extension to the development application approval in 2020 to allow the development to be delayed, and said he was “pleased” to be able to launch the six-star apartments to the market.

“We have taken our time to refine the design to bring to the market high-end apartments [that] will take luxury living to a whole new level,” Kubatov said.

“We have maximised the site’s appealing north-east-facing position to deliver a limited number of 28 exclusive private residences for the owner-occupier who is seeking luxurious, spacious whole-floor apartments with breathtaking beach and ocean views.”

Architectural firm DBI was engaged to design the residential tower when a development application was lodged in 2018.

But Luxe is a pared back, rebranded version of the 54-storey tower initially proposed for the 756sq m site.

Kubatov spent $7 million purchasing and taking options on units in the two-storey Kurrawa Lodge on the site and said he had identified a gap in the market for high-end accommodation.

Kubatov told The Urban Developer in 2018 that he was trying to leverage the x-factor of Oracle, which is adjacent to the site, and its capacity to attract “people like Elon Musk and Taylor Swift” to the area.

But Luxe seems to be squarely aimed at the high-end owner-occupier market.

Residents’ amenities on the podium level 5 will include a 25m heated lap pool, infinity pool, residents’ lounge, sauna, barbecue area, gymnasium and ocean views.

The apartments are between level 6 and 33, with a two-floor penthouse apartment on level 33, and each apartment includes three car spaces across two basement levels, and levels 2 and 3.

Luxe Broadbeach marketing manager Adrian Parsons said there was strong demand for more luxurious full-floor apartments in the owner occupier market.

Apartment sales have increased 97 per cent this year on the Gold Coast with interstate migration the main driver, despite the nation’s population stagnating.
