KTQ Wins Approval for Three Tower Kirra Hotel Plans

KTQ’s bigger plans to build three towers on the site of Kirra Hotel will go ahead after winning approval from the Gold Coast City Council.

Three towers were planned for the site of 7, 13 and 16 storeys and will include apartments, a hotel, resort, health care services and hospitality. 

Further changes were made to the approved 2022 plans and came after a number of amendments from the Brisbane-based group’s initial application for the 8973sq m site it lodged in 020.

These included the removal of building four, the introduction of indoor sport and recreation use, a change to designs and an increase in height of the smaller buildings.

This would create 203 apartments and 92-key hotel, and while this was a reduction in the number of apartments compared to the earlier plans, there were fewer one-bedroom and more four-bedroom apartments.

The latest design for the site at the corner of Marine Parade and 199 Musgrave Street, Coolangatta was led by Little Boat Projects with support from Nettleton Tribe.

These plans has gone went before the council committee in April, however, more information on noise impacts of the rooftop pool and bar area were required.

The approved plans enable the rooftop area to be used exclusively for hotel guests with a swipe key and but ban live music.

The development plans also included the “reinvention” of the Kirra Beach Hotel, which opened in 1956.

Construction has started on the project and the mixed-use development is expected to be completed by 2026.

KTQ was founded by Peggy Flannery, whose flagship developments include Elements of Byron along with other projects in Brisbane and the Gold Coast. 

Nearby, S&S Projects has filed plans for its fourth project at Rainbow Bay, a 13-storey tower on a 1335sq m site.
