Developer Perri Projects is moving ahead at pace on its industrial precinct at the Lennon Mills site in West Melbourne.
Two cornerstone tenants have been signed to for the $130-million precinct: luxury car manufacturer Genesis Motors and an unnamed global life sciences company.
The precinct has a mix of high-tech office space, creative workspace and warehouses with opportunities for last-mile logistics, digital and creative business services, and advanced manufacturing.
Hospitality group Talisman Group’s new venue Silo Nine will also have a tenancy at the precinct.
“Our new precinct offers tenants an integrated work-life balance boasting modern end-of-trip facilities, a rooftop terrace, a gym, and an onsite food and beverage retailer,” Perri Projects managing director David Scalzo said.
The site is 1km of the Port of Melbourne, 2km from Melbourne’s CBD and 100m from the South Kensington train station.
“Unlike traditional industrial precincts, our site also offers significant lifestyle benefits for staff ,such as close proximity to JJ Holland Park, recreational spaces, restaurants, bars, cafes, and convenience services,” Scalzo said.
It is part of a growing trend in industrial precincts such as those at Essendon Fields where other services and uses are provided to improve the work/life balance of employees.
Wingate has partnered with Perri Projects on the precinct and Wingate managing director Mark Harrison said this approach made them more certain of their investment.
“We believe that industrial assets and estates in these critical locations, with this type of truly innovative amenity for customers and employees, will provide a strong, resilient platform for investment in this cycle,” Harrison said.
More than 41 per cent of the precinct was pre-leased before launch.
Perri Projects has recently successfully completed Prime Port, a commercial and industrial project in Port Melbourne with commercial amenity that is close to the freeway, rail line and port infrastructure for industrial tenants.
