Hotel giant IHG has locked in Sydney developer ALAND for a national rollout of its extended-stay brand Staybridge Suites.

The deal comprises a minimum of 15 hotels and 2000 rooms committed under a new master development agreement.

The Australian-owned developer, ALAND, now has exclusive rights to bring Staybridge Suites to Australia for the first time.

The agreement locks in a national portfolio of at least 15 hotels and 2000 rooms, marking a significant expansion of the pair’s existing partnership.

Two franchise agreements were signed alongside the master deal, confirming the first Staybridge Suites hotels for Parramatta and Leppington in Greater Western Sydney.

The 130-room Staybridge Suites Sydney Parramatta and 112-room Staybridge Suites Sydney Leppington will be operated by Signature Hotel Management Group.

Parramatta was chosen as an established commercial centre, while Leppington’s location near the under-construction Western Sydney International Airport and Aerotropolis positions it to capture growth in one of the city’s key infrastructure corridors.

The deal builds on a growing relationship between the two companies, following the recent opening of the 130-room voco Gosford within ALAND’s Archibald precinct.

IHG managing director Australasia & Pacific Matt Tripolone said the agreement gave the group a clear pathway into the extended-stay segment.

“Establishing a portfolio of at least 15 hotels and 2000 rooms with one development partner gives us a clear pathway to build a meaningful position in the extended-stay segment, where we see considerable long-term opportunity,” Tripolone said.

Tripolone said the deal was not limited to a future pipeline, with the Parramatta and Leppington hotels giving the portfolio “immediate momentum” in two growth markets.

ALAND founder and chief executive Andrew Hrsto said the agreement marked a new phase in the developer’s relationship with IHG.

“This agreement is an exciting evolution of our partnership with IHG and creates an opportunity to establish a significant new accommodation platform across Australia,” Hrsto said.

Staybridge Suites currently has 355 open hotels and a further 152 in the pipeline globally, targeting guests staying for days, weeks or longer with a residential-style suite format backed by hotel services.

The extended-stay segment has become an increasing focus for hotel groups locally, driven by corporate travel, project-based work, relocations and demand for greater flexibility on longer stays.

ALAND’s push into branded hotel development adds to a pipeline exceeding 6500 apartments across residential, retail and hospitality projects.
