HYG Plots $200m Residential Skyscraper at Chatswood

HYG has lodged plans for a state-significant 54-storey residential shoptop development at Chatswood CBD on Sydney’s Lower North Shore.
The 2063sq m site on Cammeraygal land is about 400m to Chatswood station and less than 6km to North Sydney CBD with main frontage to the arterial Pacific Highway.
The tower would yield 344 apartments comprising 4 per cent studios, a third single-bed, a quarter dual-bed, 30 per cent three-bed, 5 per cent four-bed and five five-bedroom units.
Levels 2-8 would comprise affordable housing at 20 per cent (70 units) of all dwellings.
A seven-storey office block and a car wash would be demolished to make way for the project.
A 961sq m retail space would fill out the tower’s single-storey podium.
Communal space of 1588sq m is split between levels 1 and 9, and would include an indoor swimming pool, sauna, cold plunge, gym, yoga room, golf simulators and function rooms.
A 10-level basement would provide 263 residential car spaces and an onsite stormwater detention and oil-silt separator tank for filtering pollutants out of rainwater runoff.
The NSW Housing Delivery Authority escalated HYG’s 845 Pacific Highway skyscraper to state-significant status last year.
The developer shaved 156 market and five affordable units from its original plan after re-lodging development documents, changing its use from a build-to-rent to a build-to-sell project.

A concurrent rezoning proposal aims to raise building heights to 288m, a 17 per cent increase.
In February, the developer filed a $250 million three-tower development of 16 to 26-storeys at Campsie, Sydney southwest.
HYG would have plenty of tall and growing neighbours at Chatswood CBD—Fivex plotted a more than half-a-billion-dollar 61-storey skyscraper 280m south down the highway in June.
Also in June, Bilbergia and Metrics drew up fresh plans for a $1.3 billion dual tower 60-storey development replacing a 36-storey approval, 50m north of HYG’s shoptop.
Henroth Group filed a 22-storey “vertical village” seniors living tower on the highway 100m from HYG’s site last month.
HYG’s 845 Pacific Highway shoptop would cost about $203 million to build and generate about 1228 construction jobs.
