Henroth Goes Vertical with Plans for Seniors Living at Chatswood
Henroth Group has filed plans for a 22-storey seniors living tower atop a three-level sandstone podium for Chatswood on Sydney's Lower North Shore.
The 2184sq m site at 754 Pacific Highway on Cammeraygal land is less than 500m from the Chatswood station on the town centre’s fringe and about 5.5km to the North Sydney CBD.
Of the 140 units proposed, 10 per cent (14) would be affordable. Podium levels one and two would comprise 22 assisted independent living units and a nurse’s station.
Documents submitted to the state planner make clear that it is not a residential care facility, but that the developer would provide additional nursing for assisted residents.
Buchan has designed a “vertical village” with mixed apartment typology comprising 10 per cent (14) studios, almost 20 per cent (27) single-bed, more than a quarter (38) two-bed, less than half (59) three-bed and two four-bed penthouses.
Podium level three would comprise an indoor lap pool, gym, sauna, workshop, pottery room and restaurant for resident use—plus a rooftop bar and garden common areas at the sub-penthouse level.
The podium ground floor provides for a cafe and retail tenancy of 394sq m, and a doctors consultation room, admin office and cinema on a mezzanine.
Communal open space makes up a quarter (556sq m) of the site area across all levels and every apartment has its own balcony.
A five-level basement would provide parking for 202 cars and a mini bus.
The tower has a development cost of $147 million.
The Willoughby City Council expects about 3287 more residents aged 65 and over by 2036 from data from the 2021 Census.
A concurrent rezoning proposal aims to add 87m to the existing 12m height controls and raise floor space ratios from 2:1 to 9.2:1.
A four-storey-plus-basement commercial block from the 1980s on the site would be demolished under the proposal.
Billbergia and Metrics last year won state approval for a 36-storey mixed-use tower at 849, 853 and 859 Pacific Highway, about 250m away—the joint-venture is now are chasing a third plan for two towers up to 60 storeys.
Less than 500m south down the highway, Novus’s 27-storey build-to-rent shoptop was greenlit last year, despite the Willoughby City Council’s objections over a threat to heritage.
