Historic Beachfront Promises Unprecedented Joint Venture

Cronulla RSL, together with Suburbanite, are pleased to be offering a once-in-a-generation development opportunity along the shores of the Sydney coastline.

With such a prime land holding, the club’s board and management have already spent considerable time investigating and understanding the various development options and are now seeking expressions of interest from development partners.

A local icon, Cronulla RSL is located almost directly on the shores of Cronulla Beach and boasts panoramic beach and ocean views to the north encompassing the entirety of the Cronulla Beach coastline all the way to the Kurnell Peninsula.

The club is just a 45-minute drive south of Sydney CBD, in an area famous for its beaches, waterways and national parks coupled with its wide range of restaurants, bars and cafes.

Cronulla RSL currently occupies two sites located on either side of Gerrale Street, Cronulla.

With a combined land holding of almost 7500sq m [approximately] of commercially zoned land, the favourable development overlays allow for a variety of uses and over 22,000sq m [approximately] of permissible GFA.

There are a range of permitted uses, including (but not limited to) commercial uses, hotel or motel accommodation, residential living, and seniors housing (STCA).

New development benchmarks are continually being set in this outstanding location as luxury apartments and homes line the coastline and take advantage of the sublime water vistas.

The club has a vision to incorporate existing club operations with future uses that will complement and enhance the club offering for members and guests as well as the prime position.

Club president John Brown said the club was firmly entrenched in the history books of Cronulla and “we are excited to present this opportunity to market to secure the legacy of our club”.

“Through this journey, we will continue to strive to ensure future long-term success of our club and the benefits it has to our members and our community.”

This is genuinely an unrepeatable opportunity to partner with a successful club and create a vision for a significant new precinct that will benefit the broader community for decades to come.

Suburbanite’s managing director, Anna Porter, and senior property advisor, Nick Barlow, are marketing the opportunity via an expressions-of-interest campaign closing at 4pm on Monday, November 27, 2023.

Having spent the past decade working with the club’s industry on diversifying their revenue stream and maximising their property assets, the Suburbanite team are highly experienced in bringing high-quality joint venture opportunities to the market.
