Hallmarc Completes First Boutique BtR Project

Victorian developer Hallmarc has completed its luxury Carnegie development of just 50 build-to-rent apartments, the developer’s first in the sector. 

The apartment complex, named Beyond, comprises a mix of studio, one and two-bedroom fully furnished apartments.

Hallmarc director of marketing Alyssia Storey said the developer’s build-to-rent model provided a boutique-sized, full-service offering that set it apart from others in the Melbourne market. 

“Hallmarc’s entry into the build-to-rent space with Beyond has been organic,” she said. 

“We see the offering as an amalgamation of our services—a mix of our serviced apartments and asset management divisions. 

“We have years of experience in creating communities and adding value to them with services, and we see Beyond as an extension of this.”

The Beyond complex will offer cleaning and linen packages, car and bike hire, and large private dining spaces available for bookings. 

The developer has partnered with long-time collaborator GlobeWest to furnish the apartments. 

“We knew from the start that one of the differences between Beyond and large scale build-to-rents was that we would only offer fully furnished apartments,” Storey said. 

“The boutique size of the development allows it to be carefully curated and the partnership with GlobeWest ensures the furniture reflects the quality Hallmarc is known for.”

The small-scale build-to-rent will also offer co-working spaces, a gym and outdoor barbecue areas.

“The appeal for residents is the stability of a purpose-built product, dedicated staff, the convenience of services and the flexibility to stay for as little or as long as you want,” Storey said. 

The build-to-rent complex at 32 Kokaribb Road is close to the main shopping and cafe district, the train station and Chadstone Shopping Centre.

Carnegie, 12 km south-east of the CBD, is one of Melbourne’s most liveable suburbs, according to PWC’s City Pulse report.
