BMD Pays $45m for 160-Home Greenfield Site South of Adelaide
Developer Urbex has put its foot on a coastal site in Adelaide’s south for more than $45 million as a honey producing plot in SA’s Murraylands goes up for sale.
The 11.99ha parcel at Lot 4102 Burlington Road, Hallett Cove was sold by McGees Property agents James Juers and Simon Lambert.
McGees anticipated that Urbex, the development company of BMD Group, would transform the vacant Hallett Cove site into a masterplanned community.
Over its 18 years in South Australia, BMD has developed more than 2700 residential lots across over 40 projects, including projects at Mount Barker, Angle Vale, Aldinga and Riverlea.
Zoned General Neighbourhood, the site was sold with planning and land division consent for the creation of 169 residential lots ranging from 194sq m to 1012sq m plus two super lots for more intensive housing styles.
The site fronts Burlington Road, Sigma Road and Fairbairn Drive and has multiple access points.
Juers said the site was in a “stunning” coastal location and was shovel-ready.
“We received significant interest from local, national and international markets, ranging from residential developers to land lease community and lifestyle village operators,” he said.
“The campaign showed there was extremely strong demand for shovel-ready residential development sites across Adelaide and South Australia, given the current housing crisis and limited supply of land and quality sites across the state.
“Being fully approved, this site presented the opportunity for immediate development as a residential subdivision, which was a huge attraction across the market.”
Lambert said the site’s “breathtaking” ocean views and was also a drawcard.
“This was one of the last remaining coastal locations for a land development in Adelaide’s south and offered a generational chance to shape the future of a high-growth, high-demand region rich in lifestyle amenity, and bring much-needed housing to Adelaide and South Australia,” he said.
The site is 175m from the ocean, near beaches and connects to the Hallett Cove headland reserve, South Road, the southern expressway and Hallett Cove beach railway station.
Sweet deal at SA’s Murraylands
Meanwhile, a 2.63ha block with a honey processing plant 58 south-east of the Adelaide CBD has hit the market.
At 462 Reedy Creek Road at Pallamana, in SA’s Murraylands, the site houses a purpose-built honey extraction, processing and warehousing plant with office accommodation, warehouses and climate-controlled processing areas.
CBRE’s John Harrison and Nathan Grima are calling for expressions of interest by Thursday, August 27.
Harrison said the property had concrete hardstands, secure gated access,
three-phase power, mains water, rainwater tanks and a backup generator.
Grima said the property was accessible to B-doubles, close to freight
routes and the Pallamana Aerodrome.
The property is 58km from the Adelaide CBD, 32km east of Mount Barker and 9km north-west of Murray Bridge.
