Goldfields Scales Up Melbourne Build-to-Rent Plans

The Elenberg Fraser-designed plans for Goldfields Group's Raleigh build-to-rent project at Windsor in Melbourne.

Goldfields has filed amended plans for its build-to-rent projects in a key Melbourne suburb. 

The developer has lodged changes to the Elenberg Fraser-designed plans for the Raleigh project on a 4350sq m site on the corner of Raleigh and Punt roads at Windsor with the City of Port Phillip Council.

Goldfields wants to increase the number of apartments in the plan from 319 to 348, which will also change the apartment-type mix.

The new plans now have 165 one, 131 two and 11 three-bedroom apartments. There will also be layout changes to accommodate the additional units.

The number of car parking spaces will also decrease from 316 to 278 with spaces with 435 bicycles and six motorbikes. There will now be 24568sq m of residential area and 835sq m of net lettable retail area. 

The proposal overall remains two 12-storey towers on top of three basement levels.

The rooftop club will include an infinity pool, yoga studio, gym, steam room, dining room and basketball court. There will be a wine bar, grocer, work lounge and conservatory on the ground floor.

Goldfields Group bought the site in September 2020 from aged care provider Jewish Care Victoria for $35 million. In 2020, the estimated value of the development was $270 million. 

Goldfields Group has an estimated development pipeline of $3.2 billion. 

Among its projects is Goldfields House at 627 Chapel Street at South Yarra.

The developer also recently won approval for its residential project in Milton, a riverside inner suburb ofBrisbane.
