Five Build-to-Rent Projects Under Way in Australia

Australia’s property market is transforming as build-to-rent rises to meet housing demand and redefine the rental experience.

From sustainable designs to innovative living solutions, these developments are shaping the future of urban housing in Australia.

Story house mid.

Story House

Location: 65 Linton Street, Kangaroo Point, Brisbane
Developer: Pellicano
Architect: DBI Architecture
Status: Under construction
Expected completion: 2025

Story House, in the heart of Kangaroo Point, rises eight storeys and features 86 apartments. Of these, 54 are furnished one and two-bedroom units, while the remainder are designated for short-term stays.

South Yarra

Location: 35 Claremont Street, South Yarra, Melbourne
Developer: Greystar
Architect: Fender Katsalidis
Status: Under construction
Expected completion: 2025

The build-to-rent giant’s $500-million South Yarra project comprises 617 residential apartments and 2000sq m of commercial space. The development, comprising the Yarra Street Tower and Claremont Street Tower, is their second-largest build-to-rent project in Australia.

Indi Sydney

Location: Pitt Street, Sydney, New South Wales
Developer: Oxford Properties and Investa
Architect: Bates Smart
Status: Under construction
Expected completion: Late 2024

This 234-unit hotel-style development is part of the Indi build-to-rent platform. Amenities include a rooftop lounge, pool, sauna, spa, and gym. The opening is scheduled for November 23.

Melbourne Quarter

Location: Collins Street, Melbourne,
Developer: Lendlease and Daiwa House
Architect: Fender Katsalidis
Status: Under construction
Expected completion: Late 2025

The Melbourne Quarter project features 797 apartments across two towers, offering a range of housing options over 45 levels, and is the final phase of the broader Melbourne Quarter precinct.

RNA Showgrounds MID

Exhibition Place

Location: 498 St Pauls Terrace, Fortitude Valley, Queensland
Developer: Lendlease and QuadReal Property Group
Status: Under construction
Expected completion: 2026

Previously known as Exhibition Quarter, this 37-level development offers 443 residences, including studio, one, two, and three-bedroom apartments. The project, in the RNA Showgrounds precinct, is being delivered by Hutchinson Builders.
