Plans for a former service station site in Adelaide’s inner east have been scaled back, reducing storeys but retaining the same number of apartments.
The latest proposal is for a four-storey development at 52 The Parade, Norwood, near the 1851-built pub The Colonist, just outside the city centre.
The Eras Property Holdings project, led by Concettina and Erasmo Cutillo, has been in the works for three years, following an original five-storey application lodged with the City of Norwood, Payneham and St Peters.
The Enzo Caroscio Architecture-designed revision includes a reduction in parking from 75 to 62 spaces, a single vehicle access point and a drop in commercial space from 1430 to 614 square metres.
The number of apartments remains at 20, due to a change in the ratio of two and three-bedroom units.

The project would replace a former service station that was converted into a motor repair station and then a women’s fitness studio on the 1970sq m site, which sold in 2021.
Norwood is undergoing a major transformation under The Parade Masterplan, endorsed by council in 2021.
Mayor Robert Bria said work began this month on upgrading George Street this month, the first stage of the masterplan to cement the area’s status as a cosmopolitan destination.
“The Parade Masterplan sets out a bold vision that will protect and enhance The Parade’s unique identity and appeal when delivered in its entirety,” Bria said.
“[It will] ensure that Adelaide’s premier main street maintains its competitive edge as a thriving and vibrant destination.”
Nearby, Aspen Group is planning a complete overhaul of a former caravan site with a build-to-rent complex of 78 apartments and 46 townhouses along the River Torrens.
The plans for the 1.4ha site went on exhibition in June and include the restoration of a 1906-built Uniting Church near 46 Richmond Street, Hackney.
In Norwood, Premier Health Care is planning a four-storey “doc-top” development at 80-82 Fullarton Road, which was granted planning consent in July.
