Deicorp Poised to Begin $445m Sydney Towers Precinct

Deicorp expects to start work within a month on a $445-million mixed-use project to be built above a recently completed metro station in Sydney’s north-west.

The Independent Planning Commission has signed off on the four 20-storey residential towers in the Hills Showground Station Precinct, about 35km north-west of the Sydney CBD.

The mixed-use towers will deliver 430 apartments above a three-level retail podium with a supermarket, specialty shops and commercial areas. The approval also allows for a publicly accessible plaza linking the Hills Showground Metro Station with the rest of the precinct.

The 7969sq m site forms part of the Hills Showground Station Precinct—which will eventually accommodate 1620 dwellings and 13,900sq m of commercial space.

The Hills Showground precinct is one of eight station precincts along the Sydney Metro Northwest urban corridor.

The residential towers will be the second collaboration between Deicorp and Landcom—the NSW Government’s land and property arm, in this case responsible for land owned by Sydney Metro.

Deicorp, which boasts $3.5 billion under construction, says work is well under way on the first collaboration, a 987-unit mixed-use project at Tallawong.

Deicorp’s founder and chairman, Fouad Deiri, said the latest project would contribute to the supply of housing suitable for key workers such as teachers, nurses and emergency services personnel. Five per cent of the apartments would be delivered as affordable housing.

“The Sydney Metro Northwest is one of the most important pieces of transport infrastructure in living memory. The convenient connection to jobs, services and housing is improving the quality of life for thousands of people and helping them become homeowners in a great part of Sydney,” Deiri said.

“We are delighted to be delivering 2000 apartments in Sydney’s north-west that directly benefit from being on the doorstep of the Metro.”

Deicorp corporate communications executive manager Robert Furolo said they expected to begin construction within a month.

“We will start as soon as the consent has been issued,” Furolo said. “We're already working on the construction documentation and expect to get a construction certificate within a month.”

He said they expected building completion within 24 to 30 months, but acknowledged it was a difficult time for the industry.

“I think everyone in the sector is confronting challenges but this is our business, this is what we do,” he said.

“We've got the confidence that we can deliver a product that will have buyers ready to buy notwithstanding the external factors.”

“At the moment we've got 3000 units under construction and last financial year we sold about 1150 Deicorp apartments.

“We've got good long-term relationships with key subcontractors and consultants, we started 1000 apartments at the beginning of the pandemic. So, we back ourselves in good times and in difficult times.”
