Coral Homes Pitches Triple-Level Proposal for New Queensland HQ

Coral Homes, one of Australia’s largest residential builders, has lodged plans for a new three-storey Queensland headquarters on the Gold Coast.

The proposed high-end office and showroom facility is slated for a vacant 3322sq m site at 76 Old Pacific Highway, Oxenford, in the city’s northern growth corridor.

According to property records, the holding last changed hands in mid-2025 for $4.642 million.

Under the plans filed as a code assessable application, the proposed 14.5m-high building has been designed to consolidate the company’s state operations and would comprise a mix of 2332sq m of office and 347.5sq m of showroom space.

“The applicant is wishing for the office area to be utilised as their main Queensland office and, therefore, the showroom component will be to display the variety of finishes, materials and selection options which can be chosen as part of their [home building] process,” a planning report prepared by Urban Planning Services said.

“This will be an appointment only process and will be the primary point of visitors to attend the site.

“The consolidated HQ positions Coral Homes for substantial growth within a rapidly evolving Gold Coast enterprise corridor.”

The scheme by architecture firm Joseph May Design is aimed at delivering a sophisticated commercial asset in the predominantly residential and tourist-centric corridor.

The building would feature a contemporary aesthetic tailored to modern corporate lifestyle requirements, including a facade defined by generous glazing, articulated spandrels, brickwork feature walls and timber-look sun-shading blades.

The site’s sloping topography has been leveraged to conceal a basement and undercroft parking level that would accommodate 104 vehicles, alongside 12 bicycle and four motorcycle spaces. End-of-trip facilities, including showers and change rooms, are also integrated into the design.

“The proposed development is reflective of the desired land uses and built form within the Oxenford Business Centre Development Code… proposing a high standard of aesthetic appearance,” the application said.

It noted the proposed building had been “sensitively designed” to avoid any conflict between the neighbouring residential area and the proposed commercial development.

To mitigate visual bulk, the design incorporates a layered landscaping approach to the base, shaded terrace areas activating the streetfront, and a vegetated buffer along the south-western boundaries.
