Commercial Units At Coolum Beach Sold

Warehouse/office units in a block within the Coolum Beach Industrial Estate on the Sunshine Coast have been sold by Ray White Commercial Noosa for $885,760.

The two units in a complex of three at 4 Access Street, Coolum Beach, were sold to owner occupiers by Ray White Commercial Noosa’s Tracey Ryan on behalf of private owners.

Ms Ryan said she had been working with the owners of the three units for the past five years and they had become hot properties.

“This is a good development which became evident the minute the market showed some signs of improvement,” she said.

Ms Ryan said unit 2 in the complex, which is 272 sqm, was sold for $383,520. The 344 sqm unit was sold for $502,240. The 346 sqm unit 1, which has a long term tenant in Hayman Electrical, is currently on the market for $600,000.

“The three unit site is well located opposite the self-service petrol station and features high clearance units with mezzanine approval,” she said.

“Unit 3 also included rear roller doors, always a popular feature due to cross ventilation. Unit 2 was the first property off the market and was sold to a local soil testing company. The small block of three appealed to this buyer who had experienced body corporate hassles in other locations. The final price was a great buy for this middle unit.”

Ms Ryan said Unit 3 was sold to a local marble kitchen manufacturer who had specific height and length requirements for the marble slab as well as good access for loading and unloading.

“The unit offered both depth and length for the buyer to be able to unload, store and manufacture marble products,” she said.

Ms Ryan said unit 1 offers easy access, adequate parking, multiple roller doors and high clearance.

“Coolum industrial estate is a rapidly expanding precinct comprising 147 lots, including small to medium core industrial sites plus the new state government large format blocks,” she said.

“The estate is also conveniently located within easy access to the Sunshine Motorway and David Low Way via Yandina-Coolum Road and is located approximately 15 minutes from the Sunshine Coast Airport.”
