Beck Puts Forward PBSA, Homes, Retail for Caulfield Village Finale

Plans have been filed by Beck Property Group for the final stage of its major urban renewal project in south-eastern Melbourne.
The Caulfield Village project, which so far comprises Caulfield Village North, West and South, is a 15-year, $1-billion-plus mixed-use precinct.
Completed stages have delivered 1636 homes—the latest application now before the Department of Transport and Planning is the final stage of the project.
BPG Caulfield Village is proposing a mixed-use development that would include student accommodation, apartments, retail, health and early childhood learning facilities for its site at 31 Station Street, Caulfield East, 12km south-east of the Melbourne CBD.
The proposal would be delivered in two stages, according to the Urban Planning Collective planning report.
Stage 1 would comprise a 27-storey PBSA building of 782 apartments with 800 beds, while stage 2 would consist of a 39-storey building of 320 apartments, including affordable units and a podium with a medical centre.

It would also include five ground-level homes fronting Station Street with a home office component.
“These [homes] support the vision for the Smith Street Precinct as an activated mixed-use environment,” the application said.
Parking for five cars is allocated in Stage 1 and 151 in the second stage of residential accommodation.
Designed by SJB Architects, both buildings slightly exceed the maximum building height controls for the area. The planning report justifies the Stage 2 height as it seeks to “optimise the affordable housing outcome” while Stage 1 variations are minor and associated with rooftop plant facilities.
The PBSA element was strategically located next to the Monash University and major public transport hub at Caulfield train station, and “responds to the significant growth of the University’s Caulfield campus,” the planning report said.
It would complement the range of accommodation types in the wider precinct, Beck’s planning report said, which includes build-to-rent, townhouses and build-to-sell apartments.
The middle-ring suburb in the Glen Eira local government area has attracted attention from developers in recent years, with Melbourne builder and developer Robert Feldman filing mixed-use plans at Caulfield North, and plans lodged to rezone a pocket of industrial land for a 171-apartment project earlier this year.
Caulfield was earmarked for considerable height upticks after being identified in the state government’s Train and Tram Zone activity centre program in February.
