Byron Hospitality Big-Hitter Adds Beach Hotel to Line-Up

A major player in Byron Bay’s competitive hospitality sector has added the crown jewel to his portfolio, paying $140 million for the Beach Hotel in an off-market deal. The landmark venue was acquired by Scott Didier and his family under their Redcape Hotel Group. It is the second highest price paid for an Australian pub after The Crossroads Hotel at Casula, Sydney, changed hands for $160 million in April of 2022. Didier, a former chief executive of ASX-listed construction company Johns Lyng Group, acquired the Byron pub as a personal investment through cash reserves and commercial debt facilities. The acquisition adds to his growing Byron Bay portfolio that includes Byron Bay Beach Suites and stakes in the Great Northern Hotel and Hotel Marvell, also in the NSW beach mecca. In February of 2024, Didier sold his 52-key Vali hotel at Byron Bay for just short of $30 million . The Didier family previously held a minority shareholding in the Beach Hotel and now “looks forward to growing and nurturing this magnificent asset for generations to come”. Didier competed against at least three other bidders for the Byron Bay asset, according to JLL Pubs Australia executive director John Musca, who managed the sale. JLL managing director Ben McDonald said coastal pubs were heavily sought-after due to their robust trading profiles, waterfront locations and strong business performance supported by leisure and tourism activities. “This obviously includes Byron Bay as a location which is globally recognised and highly coveted by many,” he told The Urban Developer . “Typically, coastal pub assets are fairly tightly held so when they come up, they generally attract a lot of attention.” Delete McDonald described the Beach Hotel result as an outlier, and said the sale was “the biggest sale price of a coastal pub asset in history”. MA Financial Group’s Moelis Australia purchased the Beach Hotel for $104 million in 2020 from the Liberman family-backed Impact Investment. The venue on a 4585sq m of prime beachfront real estate has changed hands many times since filmmaker John Cornell and TV personality Delvene Delaney redeveloped the site in the 1990s, spending about $9 million. In a separate transaction, JLL brokered the sale of the Bermagui Beach Hotel on NSW’s South Coast, which sold for about $20 million to Glenn Piper’s Epochal Hotel group. Piper holds a $200-million portfolio of coastal assets in Queensland and NSW. Australia’s pub sector has presented a compelling investment opportunity so far in 2025. ▲ Bermagui Beach Hotel and the neighbouring Beachview Motel were sold to Epochal Hotels. Prime metropolitan pub yields dropped below 5 per cent, with stable tenants and strong underlying land values positioning pubs alongside medical and childcare assets in investor portfolios. Pub broker Andrew Jolliffe said pubs offered prosperous cash flows and revenue flexibility, making them attractive to lenders and driving consolidation among experienced private groups. The Beach Hotel sale followed a resurgent year for pub transactions after initial sluggishness caused by interest rate rises. According to Savills national head of hotels Leon Alaban, there was an increase in off-market sales in the second half of 2024 by prominent groups such as Australian Venue Co, Solotel, Star Hotels and Redcape Hotels. Alaban said there had been pent-up demand after the slower 2023-24 period, with more recent pub sales activity indicating a stronger market recovery. “The growth you would have seen from recent sales is consistent across the sector, be it coastal or metro—there has been a significant level of growth in terms of capital value of pub assets,” he told The Urban Developer . “Increased demand for pubs is largely being fuelled by corporatisation, with funds and corporations stepping into the pub space as more private family operators step away.” Colliers head of NSW investment services James Cowan said the volume of pub owners was reducing as larger conglomerates and high-net-worth individuals amalgamated premium assets. “These groups are chasing scale and density which is why we are not surprised about the record-breaking sale at Byron Bay,” he told The Urban Developer . Alaban said activity was returning so “we can expect to see more sales like this from here on”. “The number of pubs and hospitality sales recently, especially across Queensland and NSW, show us that we’re well and truly back in the swing of things.”
