Bottega House Greenlit for $270m Highrise in Brisbane’s St Lucia
Boutique developer Bottega House’s first residential development in the Queensland capital has been waved ahead.
The $270-million luxury apartment project has been approved by yhe Brisbane City Council to rise on the banks of the Brisbane River at St Lucia, about 7km south-west of the city centre.
The 15-storey tower at 178–180 Macquarie Street will comprise 46 apartments and is expected to complete mid-2029.
Bottega House acquired the 1513sq m riverfront site for almost $20.5 million in July after putting its foot on two adjoining properties.
It is the Queensland-based developer’s second project.
The approval follows the completion of the developer's inaugural project at Broadbeach on the Gold Coast, a 22-storey luxury apartment tower, in May of this year.
Selling agents Keenan & Byrne expect prices to exceed $25,000 per square metre, with the project’s 34 three-bedroom apartments anticipated to achieve more than $5 million each. The remaining 12 apartments will comprise two-bedroom residences.
According to PropTrack, the median price for a three-bedroom apartment in St Lucia is $1.22 million, below comparable riverfront suburbs such as Indooroopilly and Toowong.
Bottega House said the project had been designed to appeal to owner-occupiers, particularly residents looking to downsize from detached homes while remaining in the suburb.
The development, about 7km from the Brisbane CBD, will include 113 resident and visitor car parks, three wellness spaces, a heated mineral pool and a cold plunge.
Bottega House was formed in 2019 and is led by investment banker Louis Mennes, urban developer Nick Malloch, and former Macquarie infrastructure executive Craig Marsh.
Malloch said the riverfront location had shaped the project’s design.
“With an expansive river frontage and lush green surrounds, we knew we had to create something special that reflected the natural beauty of the location,” he said.
Malloch said St Lucia’s established character and large traditional homes had created demand for premium apartments that allowed long-term residents to remain in the area.
“A lot of people who grew up in St Lucia and moved to the western suburbs are now looking to come back,” he said.
Architecture firm Plus Architecture designed the project, while Mim Design was responsible for the interiors. The build partner is Form+.
To support construction, Bottega House has leased a neighbouring former kindergarten site for use as a temporary construction compound and worker facilities.
