New Housing Play Makes 145-Home Bet on Brisbane’s Southern Fringe
Brisbane-based developer Azure Development Group has filed plans for a 145-home gated community between capital and the Gold Coast
The proposal for Meadowbrook at Logan, about 27km south of the Brisbane C BD, would unlock a 3.5ha site through the Economic Development Queensland (EDQ) Land Activation Program (LAP).
Logan was home to Queensland’s second-largest population increase in the year to June 2025, adding nearly 12,000 residents during the period, with the population in the LGA now exceeding 400,000.
City of Logan figures reveal the region needs about 4456 new homes a year to meet housing demand.
The Azure proposal for 35 University Drive would comprise mostly three-bedroom homes, as well as a resident swimming pool and landscaped communal areas.
According to Azure, the terraced homes at Meadowbrook would be priced under $1 million to meet strong buyer demand in the price category.
Azure founder Trent Keirnan said the development would address a need for quality affordable housing in the City of Logan.
“Meadowbrook has enormous potential, but there is currently a clear gap in the market for contemporary, design-led terrace housing,” he said.
The site is near Griffith University’s Logan Campus, Ohana College, Logan Hospital and the Meadowbrook Health and Knowledge Precinct.
It is also near the relocated Loganlea train station, which is due to complete next year, and the Logan Motorway.
“It is an area that enjoys green surrounds, a well-established suburban character and excellent connectivity to both Brisbane and the Gold Coast, but the existing residential market is dominated by older detached homes and lower-quality townhouse developments,” Keirnan said.
“We believe there is a significant opportunity to deliver housing that is attainable without compromising on architecture, amenity or the quality of the living environment.”
Under the LAP, Queensland is committed to delivering a million new homes by 2044. Tranche 1, which was announced in May, made way for EDQ to plan for more than 5000 homes across four sites.
Additional sites within the LAP’s first stage include 56 Blinzinger Road at Banyo, 99-187 Montague Road and surrounding sites at South Brisbane, and 168 and 200 Turbot Street, Spring Hill.
The Meadowbrook project would add to Azure’s $2-billion pipeline includin Oakmont at Brookwater, The Arbory at Buderim, Wellbrook at Rothwell and Ember at Augustine Heights.
