New Partner Likely for 1900-Home Government Project as AVID Exits SA
National operator AVID Property Group has pulled out of a 1900-home suburban development initiated by the South Australian government.
But the state says the project will stay on track and buyers will be looked after.
State government development arm Renewal SA will assume responsibility for the Eyre project 40km north of the Adelaide CBD and said it remained committed to its delivery.
Renewal SA chief executive Shane Wingard said AVID’s departure would not affect existing buyers. He said his agency’s direct involvement would enable houses and community infrastructure to be developed at Eyre without interruption.
“Our team is experienced in facilitating housing delivery in the northern suburbs and we are confident we can bridge any gaps and maintain momentum on the project while a long-term strategy for the site is determined,” Wingard said.
In 2010, Renewal SA entered into an agreement with AV Jennings to develop the 120ha suburb. AVID acquired AV Jennings in 2025 and Eyre became the group’s only active South Australian project.
About 750 homes, a shopping centre and sports fields have been completed in the suburb that had been slated to accomodate 1900 homes.
Wingard said the project had been rolling out under a development deed with Renewal SA but AVID decided to end its activity in SA.
He said AVID had promised to complete outstanding work. This included completing a park, finalising existing settlements and ensuring commitments to current buyers were maintained.
That work is expected to be completed by mid-2027.
Wingard said Eyre’s long-term future would likely involve a partnership with another private sector developer, with an opportunity becoming available in coming months.
A spokesperson for AVID said the company had executed a deed of surrender for the project.
“This decision to transition the developer role is a strategic business decision reflecting AVID’s focus on Australia’s eastern seaboard,” the spokesperson told The Urban Developer.
