The not-for-profit Adelaide Workers’ Homes wants to bump up the number of homes and move ahead with the final four buildings of its inner-south project 10 years in the making.
The 219 apartment project was first approved in 2016 for the 1.95ha Bill Johnson Estate at 44 Miller Road, 16-20 Ellen Street and 46-48 Davenport Terrace, Richmond.
The latest application before the City of West Torrens seeks to add 23 apartments to the seven-building development, and alter the 221 carparking spaces and landscaping on the site 2km west of the CBD by road.
Adelaide Workers’ Homes Incorporated was formed in 1898 and partners with developers and the government to “foster sustainable growth in Adelaide” by building long-term rental accommodation at a 25 per cent discount on market rate.
It has 300-plus affordable homes on its books, including 110 already completed in the Bill Johnson Estate, built by Westside Constructions.
The Swanbury Penglase architects-designed scheme includes the addition of balconies to the three-storey design of predominantly one and two-bedroom apartments.
Compared with other capitals, Adelaide has a tight and relatively affordable rental market at 0.8 per cent, however, annual rents have risen 4.5 per cent to $622 a week, according to SQM Research’s July report.
Also in Adelaide, a six-storey apartment building at Camden Park has been approved by the State Commission Assessment Panel this month.
SA Housing Trust is behind the plans to replace the outdated Trust walk-up apartments on the 2500sq m site at 401-403 Anzac Highway.
The state will put the project out to tender. It comprises 48 apartments and 60 carparking spaces. Construction is expected to be completed in mid-2027.
