State Approves $167m Apartment Scheme on Gosford CBD Fringe

The NSW planning department has approved a $167-million mixed-use scheme at North Gosford on the Central Coast, clearing the way for 249 apartments.

The proponent of the scheme, Stockbridge Properties Pty Ltd, is a vehicle associated with property developer Richard Scheinberg, the son of Stockland founder Albert Scheinberg.

The scheme comprises three buildings of seven storeys and a 21-storey tower overlooking the Gosford Golf Club, and within the vicinity of the medical precinct around Gosford Hospital and Gosford Private Hospital.

The 7039sq m site at 35-37 Dwyer Street and 372-374 Mann Street is about 900m from Gosford train station, 50km north of the Sydney CBD and 70km south of the Newcastle CBD.

It is at the northern fringe of the Gosford City Centre urban renewal zone, where the application states growth of 10,000 residents is projected over the next 25 years.

Of the 21,906sq m gross floor area, the 21-storey tower will hold 10,212sq m and the two seven-storey blocks 11,694 square metres.

A floor space ratio of 6.48:1 will apply to the tower’s portion of the site, and 2.14:1 to the remainder.

While different density and height distribution options were explored, the approved design accounts for the constraints imposed by helicopters accessing the nearby Gosford Hospital.

Six levels of basement will provide parking for 353 cars, and a 213sq m retail tenancy will be included on the ground floor of the tower. The apartment mix would comprise 81 one-bedroom, 137 two-bedroom, and 31 three-bedroom homes.

Gosford is undergoing significant densification, with Urban Property Group leading the charge at its Central Coast Quarter scheme. That project has undergone a major uplift since the developer acquired it mid-build from St Hilliers in 2024.

The perennially-proposed high speed rail connection between Newcastle and Sydney remains in planning, with construction mooted to start in 2027 and delivery in 2039.

The first stage would include a stop at the existing Gosford train station, cutting travel time to about 30 minutes to either Newcastle or Sydney.
