Develotek Moves Ahead with Proposal for Four Towers at Ku-ring-gai
A $78-million state-significant application for 120 apartments in the Ku-ring-gai Council area is moving ahead.
Under the scheme by Develotek now on exhibition, five detached houses and five senior living townhouses on the site would be demolished to make way for four 10-storey mixed-use buildings.
The site is about 150m from the local town centre.
A mix of 25 two-bedroom, 87 three-bedroom and eight four-bedroom units are proposed, along with retail and commercial space, and 277 basement car parking spaces.
The Plus Architecture-designed project is proposed for a 5525sq m site at 1-3 Clanville Road, 75 Hill Street and 2-4 Oliver Road, Roseville, about 10km north of the Sydney CBD and 250m from the Roseville train station.
Of the 17,933sq m gross floor area, 15 per cent (or 27 apartments) would be dedicated to affordable housing, providing a 30 per cent uplift in permissible height and floor space ratio. An additional 2 per cent monetary contribution is proposed.
The proposal’s FSR of 3.24:1 falls within permissible limits, but a height variation request has also been filed. Develotek is seeking an additional 5.46m, taking the building to 34.71m, just under 19 per cent above the permissible height.
Develotek won approval in January for an upscaled 34-storey tower at 691-699 Pacific Highway, Chatswood. Versions of that project had progressed through the council, the Land & Environment Court and a state pathway. The latest iteration required shuffling the typology mix of the affordable component in order to comply with parking allocations.
In September, the Land & Environment Court upheld Ku-ring-gai Council’s refusal of a 55-apartment scheme at 23-25 Lorne Avenue, 300m from the Killara train station. That project was proposed by an entity controlled by Bridgewell Capital and SLD Development Twelve.
The refusal was centred on a bulky design inconsistent with local character. In making the decision, the court privileged the Killara Development Control Plan over the NSW Apartment Design Guidelines.
