Zephyr Group Plots Luxury Bulimba Apartments

Builder-developer Zephyr Group Queensland is partnering with architect Joe Adsett to create a waterfront apartment project at Bulimba.

Revised plans for the project have been filed with the Brisbane City Council, which comprise 13 luxury apartments across two towers on a north-facing block with 30m of river frontage in the tightly held inner-city suburb. 

The apartments are predominantly four bedrooms proposed for the 1990sq m block at 25-27 Byron Street, Bulimba, on Brisbane’s southside. 

Joe Adsett Architects director Joe Adsett said the project had been designed to maximise its proximity to the river.

Adsett and his team have partnered with Zephyr Group to design, sell and manage the development alongside Zephyr’s construction arm, Zephyr Build. 

The high-end apartments will also provide residents with access to a rooftop terrace with lap pool, gym, sauna, private gardens and direct access to the Brisbane River.

According to Joe Adsett Architects, construction is slated to begin this year with completion forecast for mid-2026. 

The project is expected to attract local and interstate buyers.

Meanwhile, nearby Graya’s Canvas project is making gains. One of its apartments, Residence 13, recently resold with a $300,000 uplift in value. 

South-east Queensland developer Cielo has two projects pitched for the suburb, and Shayher Group recently filed plans for apartments on the urban renewal site of the Bulimba Barracks.
