XWise ‘Quietly’ Building $885m Melbourne Industrial Pipeline

Melbourne-based developer XWise Group has launched XConnect Business Parks, a network of masterplanned industrial precincts targeting owner-occupiers and investors across Melbourne’s growth corridors.

The portfolio has a total projected end value of $885 million, spanning 118ha and more than 400 freehold lots across six planned precincts.

The groups said that over the next five years it wanted to deliver integrated industrial, commercial and retail environments across the city’s northern, western and south-eastern corridors.

The first precinct, Wollert XConnect, has opened to market at 60 Boundary Road in Melbourne’s northern growth corridor.

The scheme on the 260,000sq m site comprises 104 fully serviced, freehold lots ranging from 776sq m to 4783sq m, with 22m internal access roads and 28 landscaped reserves.

Wollert XConnect is 500m from the future Outer Metropolitan Ring, 18km from Melbourne Airport and 26km from the CBD. The surrounding population is projected to grow from 8000 to more than 33,000 by 2041.

Nearby, Amazon’s Craigieburn Distribution Centre, which is Australia’s largest warehouse at 200,000sq m, and the future Beveridge Intermodal Freight Terminal are contributing to the area’s newfound reputation as a logistics and employment hub.

Pipeline precincts include Plumpton, Officer, Ballarto and Mickleham. Plumpton is expected to launch later this year.

XWise Group co-founder Akash Ahluwalia said that “after years of delivering residential communities across Melbourne’s growth corridors, we could see a consistent gap: the industrial and commercial infrastructure those communities needed was not being built to the same standard”.

The group is targeting sectors including warehousing, distribution, freight, light manufacturing, trade and e-commerce fulfilment.

Ahluwalia said each precinct would operate under a unified brand and delivery model and “will include mixed-use amenity: petrol stations, food and beverage outlets, and the everyday services the surrounding community depends on”.

XWise Group was founded in 2020 and reports a pipeline exceeding $2.5 billion and more than 3500 residential and commercial lots across Melbourne’s growth corridors.

As part of a broader push to expand Victoria’s industrial land supply the state government in November released a 10-year plan to unlock more than 5800ha of industrial land.

Melbourne’s northern and western growth corridors, where many XConnect precincts are positioned, are among the primary focus areas.
