When the construction industry was at its most volatile, Sydney boutique developer Winim made a decision that ran counter to the market: it would not trade design quality against delivery uncertainty.
The result is The Lawson Terraces, a 17-home Rothelowman-designed project in Naremburn completed in April 2026 that recorded 80 per cent sold at launch.
Remaining homes are now being offered as completed stock which, in a more cautious market, gives buyers the opportunity to experience the design and quality of a finished home before committing.
The Naremburn development resolves masterplanning, materiality and landscape integration as a single design problem rather than separate disciplines.
The boutique advantage
That level of resolution is easier to achieve at boutique scale. Winim builds carefully curated projects rather than volume-driven ones, a deliberate strategy that informs everything from architect selection to materials specification.
Natural, tactile materials were chosen for durability and long-term character. Winim’s integrated capability across development, construction and project management gives it a closer relationship with buildability decisions than developers who manage those functions at arm’s length.
Winim project director Kip Laverak said this gives Winim an advantage when supply chains are under pressure.

“One of the key lessons from Lawson Terraces was that good design must be grounded in delivery reality,” Laverak said
“During a period of significant construction cost escalation, we deliberately selected durable, locally available materials and simplified elements of the design to improve buildability and procurement certainty without compromising the architectural vision.
“That approach enabled us to preserve design quality while maintaining commercial viability. It’s a philosophy that continues to shape Winim’s direction today, creating projects that balance architectural integrity, market appeal and practical delivery outcomes.”
Rothelowman’s involvement brought a landscape-led design sensibility that reads through the finished project in the relationship between built form, topography and the surrounding residential context at Naremburn.
Over more than a decade on Sydney’s Lower North Shore, Winim has built a track record across residential development, construction and project management.
With Lawson Terraces delivered, the company’s pipeline across the same corridor continues to draw on the procurement and design lessons the project produced.
