TUD Awards Winner: Development of the Year - Commercial

The fourth annual The Urban Developer Awards, in association with Trilogy Funds, recognises standout property industry performers from across Australasia.

The awards program is delivered digitally, replacing the previously held black-tie gala dinner with our virtual celebration of content.

Today, we celebrate Development of the Year - Commercial, proudly presented by Altus Group.

This award recognises excellence in the development of commercial projects.

About this project

SubStation No.164 is a boutique office tower that incorporates the restoration and refurbishment of the heritage listed Shelley Warehouse and the adjoining former electrical substation.

The seven level sculptural glass extension designed by Richard Francis-Jones from fjmt, to create an iconic new silhouette on Sydney’s skyline.

In addition to 12 floors of A-grade commercial office space offering a mix of two distinct styles - heritage and contemporary - the development also offers landscaped outdoor terrace spaces, 440sqm of ground floor retail options and quality end-of trip facilities.

Project details

  • 7,650sqm A-Grade commercial space including 7 levels of refurbished heritage space and 7 levels of new high-rise contemporary office offering a new type of office space.

  • The finished building provides a total NLA of 7800sq m, with typical extension levels of 690m2 NLA and 800m2 NLA to heritage levels

  • The building is a 5 Star Green Star Design Rating with an expected uplift to 6 Star Green Star As-Built Rating as well as a targeted WELL Platinum rating for Built fitout.
