The Paper Mill Delivers Affordable Living To Liverpool

Liverpool's newest proposed residential development ticks all the right boxes for potential residents with low prices and waterside living.

The Paper Mill on Georges River will bring premier waterside apartment living, an active lifestyle precinct, public amenity, world-class design and urban activation to the site on Shepherd Street Liverpool.

With prices starting from $339,000, local residents have been some of the first to register their interest in the first release of the one, two and three bedroom apartments proposed for the site.

JLL Directors, Residential Project Marketing Aaron Hatch and Jason Soulos are managing the sales process and are expecting strong interest from a range of buyers looking to capitalise on the unique blend of location, unparalleled quality in urban development and access to established infrastructure.

The Paper Mill, located on the site of one of the oldest and largest paper mills in Australia, is a collective vision to combine contemporary living with a deep sense of history by internationally renowned architects Woods Bagot, celebrated landscape designers, Aspect Studios and widely acclaimed urban designers, Architectus.

Mr. Hatch said given the calibre of the development team, the project will not only draw interest from a range of sophisticated buyers but will benefit the broader community.

“The Paper Mill will activate the Georges River as well as offer the community a retail space suitable for showcasing regional produce, pop-up shops to foster local talent and a café that aims to become a vibrant, welcoming meeting place for all.”

Mr. Soulos said the Liverpool area is undergoing significant growth aligned with both the sale price of strata units and population.

“The Paper Mill on Georges River is well positioned to capitalise on Liverpool’s growth, with the proposed Badgery’s Creek Airport, 20 minutes drive away, while Sydney Airport is 30 minutes from Liverpool. It’s also 15 minutes walking distance to Liverpool’s bus-rail interchange,”Mr Soulos said.

According to research by RPData, the median sale price of strata units has risen in Liverpool at a rate of five per cent per annum over the past five years. Liverpool’s share of sales in its Local Government Area has risen to 60 per cent – a 12-year high.

In addition, the NSW Department of Planning and Infrastructure’s latest figures show that Liverpool Council area’s projected population growth rate over the next 20 years is almost 1.5 times that of Sydney. Its population is projected to increase by 56 per cent, from 188,000 residents in 2011 to 294,000 by 2031.

The Paper Mill follows the success of Liverpool’s Solis apartments by Coronation Property, the same development team behind this new project.
