Sunland’s Broadbeach Bounce-Back: $390m Tower Gets Green Light
Sunland has won approval for its 42-storey Broadbeach tower, its first since the Abedian family returned to the helm.
The City of Gold Coast has approved the $390 million, 81-apartment 101 OBR Residences at 101 Old Burleigh Road, with construction slated to start in early 2027 and completion expected in mid-2031.
The Urban Developer first revealed the scheme in May, when plans for the tower surfaced without fanfare.
The application was lodged under an entity whose holding company, Sunland Group (Queensland) Pty Ltd, is led by founder Soheil Abedian's stepson, Tom Jamieson, and son-in-law, Riaz Razvanipour.
Sunland director Soheil Abedian said the project marked a new chapter for the developer as a private company under Abedian family ownership.
Sunland was delisted from the ASX in 2023, after which the family stepped away before returning earlier this year.
The Contreras Earl Architecture-designed tower will sit on the 1283sq m site with views to the coastline, surrounding parkland and the hinterland.
The apartment mix includes two-bedroom apartments of 136sq m and three-bedroom apartments at 190sq m, with sub-penthouses of 257sq m to 275sq m above them.
Four 329sq m Sky Homes and five penthouses of 527sq m to 556sq m sit across levels 38 to 42.
The developer said an expression of interest campaign run ahead of approval drew strong buyer support, but it did not release registration figures.
Abedian said the Broadbeach site was among the strongest-performing precincts the company had seen in decades.
“We anticipate 101 OBR Residences will be a fast-selling project, based on the initial response and the pent-up demand for this area,” he said.
An official launch is expected in the coming months.
Sunland describes the design as drawing on coastal dunes and ocean waves, with a landscaped podium at the base and a sculpted tower featuring alternating geometric floor slabs.
Two levels of resident facilities are planned.
The wellness level includes hot and cold spas, a steam room and sauna. A gym with a yoga area sits alongside a 19m pool.
Residents will also have access to a club lounge for working from home and a residents’ lounge with private dining, a kitchen and a boutique cinema.
Founded by Abedian in 1983, Sunland became one of Australia's better-known developers, delivering projects including Q1 and Palazzo Versace on the Gold Coast.
