Gardner Vaughan Group has revealed plans for a dual-tower development with 214 apartments on a waterfront site just north of Brisbane that has been ready for 15 years.
Developers across Redcliffe are looking to update the feel of the bayside suburb, which could be likened to the Newcastle of old, with dated and empty shops dotting the streets around Bee Gees Way.
Gardner Vaughan Group’s One Redcliffe project is planned for a 4800sq m site at 1-13 and 19-23 Redcliffe Parade and 86 Sutton Street.
The vertically integrated group’s plans filed with the City of Moreton Bay show a two stage mixed-use development comprising two 12-storey towers above a two-storey commercial podium and two levels of basement parking for 336 cars.
At the corners of the podium would be planting, communal zones and a pool creating 625sq m of space by Jeremy Ferrier Landscape Architects.
This is not the first time this site has been earmarked for development, in 2008 similar plans for 163 units on a two-storey podium were filed. Those plans lapsed in May 2023.
The planning report by Urban Strategies said currently the site has eight buildings and three street frontages separated by car parks and crossovers.
“Thus the site does not present a uniform or cohesive streetscape character,” the report said.
“The proposal is consistent in form and scale as the development approved in 2012 but offers superior building design outcomes and connectivity with the commercial precinct along Redcliffe Parade.
“The refined design also improves the overall viability of the project and thus the likelihood of redevelopment proceeding in the near future.”
ASX-listed Elanor Investors Group also has big plans for the intersection on Anzac Avenue—a 142-room hotel above the existing Bluewater Square anchored by Woolworths.
The plans that include a rooftop pool and bar were lodged in December, 2022 and approved in May, 2023. The plans were similar to ones approved in 2007.
In May the former Redcliffe Theatre hit the market. A decade ago a 12-storey tower was approved for that site.
Meanwhile, property developer Kyko Group, created Mon Komo, now known as Komo, across the road from the Gardner Vaughan Group site in 2011.
