PDG Cleared to Drop Unit Count at West Melbourne

A

Developer PDG Corp has won City of Melbourne approval for amended plans for its site in West Melbourne.

The council granted approval for the permit changes for 137-157 Adderley Street in West Melbourne this week.

PDG purchased the 1597sq m site in June of last year for $9.25 million from Aust Landing Group, which acquired it for $9.4 million in 2016.

The site came with a permit approved in 2018 for a six-storey development of 96 apartments, however, PDG filed plans immediately to amend the permit to 81 apartments.  

Those apartments will be a mix of one, two and three bedrooms across all six floors, plus terraces. 

The ground floor will have retail and commercial spaces and three frontages, to Adderley, Rosslyn and Stanley streets. 

The site is 1.5km from the Melbourne CBD and an eight-minute walk from the North Melbourne Train Station.

The area surrounding the site is part of the West Melbourne and Arden Structure Plan that will create 10,000sq m of open space with a new high street planned for Spencer Street. 

PDG Corp recently completed a 165-apartment project further along Adderley Street in West Melbourne called Gadsden.

A PDG spokesperson told The Urban Developer that sales were planned to be launched this year.

Adderley Street is not new ground for PDG—it completed the Gadsden project of 165 apartments at 288 Adderley Street early in 2024.
