The Parramatta Leagues Club redevelopment proposal has transformed from an “eyesore” into a “world-class” $215.5-million entertainment and tourism precinct.
In a Regionally Significant Development (RSD) application filed by the club with the City of Parramatta, plans have been significantly upgraded in scope and aesthetics from a less ambitious project lodged in 2024.
The latest proposal for 1 Eels Place seeks to redevelop the existing Parramatta Leagues Club site into a 149-room hotel with a new club and leisure facilities across built forms between two and eight storeys.
Earlier plans for a new restaurant and gaming area for the club near CommBank Stadium were criticised as an eyesore and “the ugliest building in Greater Sydney”.
The newly lodged plans seek to address the criticism, proposing a four-storey club with cafes, lounge bars, function spaces and rooftop terraces, spanning 20,015sq m of gross floor area.
A staged construction plan would prioritise the delivery of the new club facility, along with alterations and additions to an existing multi-level car park.
In the subsequent stages, the existing club would be demolished, followed by construction of a health and leisure centre, and finally a hotel with a gym and food and beverage outlets.
The revamped development on the 15,787sq m site is being designed by Cox Architecture and Aspect Studios.
The Parramatta Leagues Club was established in 1959 as a “modest” gathering place for fans of the Eels.
The current plans aim to complete its transition into a “vibrant, multi-purpose venue known for its hospitality, recreational offerings” and strong connection to the Parramatta Eels National Rugby League team.
They aim to “provide greater activation and enhance the gameday and year-round experience for the [club] and encourage greater community engagement within Parramatta North”.
The corridor between the Parramatta CBD and the Westmead Health and Innovation Precinct is attracting major infrastructure investment, highlighted by the recently completed Parramatta Light Rail and the under-construction Sydney Metro West.
According to the submission documents, Parramatta is undergoing “rapid urban renewal”, driven by significant public and private sector investment.
This includes the state-led rezoning of the Parramatta North Precinct directly north of the leagues club site, which will deliver education, research, commercial, cultural and residential outcomes over the next 30 years.
