NSW Developer-Builder Plots Highrise Addition to Gold Coast Skyline
Sydney-based developer-builder Constantinos Charalambous is behind a freshly filed proposal for a 36-storey addition to the Broadbeach skyline on the Gold Coast.
The proposal is slated for a 1223sq m site at 11-13 Jubilee Avenue and would deliver 109 apartments—including a double-storey penthouse topped with a private roof terrace pool and leisure amenities.
It has been filed with the City of Gold Coast through the development entity Cohaus Group Pty Ltd, of which Charamlabous is listed as director.
The scheme designed by architecture firm DBI includes 52 two-bedroom, 52 three-bedroom and five four-bedroom apartments above four podium levels.
Capping the podium on level 5, a 560sq m communal recreation deck would feature a pool, spa, barbecue and dining area, yoga lawn, gym, sauna, steam room, and hot and cold plunge pools.
The ground floor, rather than incorporating commercial or retail tenancies, is to be entirely dedicated to a high-end residential double-height lobby designed for lounging, social interaction and to provide an open presence in the streetscape.
On-site parking for 152 vehicles is to be accommodated across two basement levels and three podium levels.
“The tower base blends elegant architectural form, utilising a rich texture of sculptural sweeping fins punctuated by warm recessed vertical batten elements and complemented by integrated landscape planting arranged to accentuate the verticality of the architectural form,” the documents said.
“These elements ‘float’ over an open high-volume ground plane addressing Jubilee Avenue, with elevated landscape cascading over the vehicular and pedestrian entries to the site, evoking a warm and inviting presence in the streetscape.
“The tower form rises above a landscaped communal recreational podium level, with the architectural character adopting alternating curves, echoing the movement of the coastline.”
A planning report prepared by Urban Planning Services deemed that the proposed development “delivers highly desirable urban design outcomes seizing upon the opportunity to ensure the efficient use of this well-located site being within a comfortable walking distance to a broad range of shops, services and entertainment attractions”.
If approved, the proposed tower would replace two remnant lowrise mid-century residential buildings, including Kooyong, a two-storey block of units.
The Jubilee Avenue scheme is among several additions to Broadbeach’s pipeline of development proposals.
UAE-based developer Arada has taken the covers off plans for its $2-billion dual tower landmark entrance into the Queensland property sector.
To be known as One Broadbeach, the Middle Eastern property giant’s debut includes a 61-storey north tower and 56-storey south tower—comprising 952 apartments—slated for a 7219sq m site at 2709-2723 Gold Coast Highway, opposite the Gold Coast.
Meanwhile, approved plans for another nearby tower have been dramatically redesigned and scaled back from 35 to 26 storeys as the feasibility juggle to stack up projects continues in South-East Queensland.
The development rethink follows the 1768sq m site at 33-37 Armrick Avenue, Broadbeach, changing hands for $8.95 million in a deal settled in August last year.
