Vintage Village Planned for SA’s Clare Valley Wine Region

A Brisbane-based land lease specialist is planning a 149-house over-50s land lease village in one of South Australia’s main wine regions.
Metacap has proposed Seasons at Clare, a gated village of two and three-bedroom homes on a 12.7ha site 150km north of Adelaide at Square Mile Road, Stanley Flat.
In the north of the Clare Valley, Stanley Flat is a wine sub-region known for shiraz. It is home to wineries including Jim Barry Wines and Gaelic Cemetery Vineyard.
Designed by Adelaide-headquartered Studio Nine Architects, the over-50s village would include a gym, steam room, sauna, games and workshop area, outdoor kitchen and three-lane lap pool with hot tub.
Each of the project’s 149 single-storey, two and three-bedroom homes would have one of seven available designs. Lot sizes would vary from 350sq m to 500 square metre.
All would have a double garage and some would offer a long garage to accommodate longer length vehicles.As well, 32 visitor car spaces would be across the site.

In recognition of the Clare Valley’s wine-producing heritage, timber slats and metalwork planned for the project’s entry gate take inspiration from the design of wine barrels.
A spokesperson for Metacap told The Urban Developer the Clare Valley’s wine offering was a plus for the project. He said Seasons at Clare would be accompanied by development of 61 freehold lots.
The Seasons at Clare site adjoins the northern edge of the Clare Golf Course and has provision for a potential future caravan and boat parking area for the use of future residents.
Metacap plans to seek a 10-year development timeframe for the project.
Under its Riverbend brand, Metacap has several land lease projects dotted around eastern Australia including at Hervey Bay and Agnes Water in Queensland and Ballina in New South Wales. The company is also developing a lifestyle village in Port Hughes, South Australia.
