Melbourne’s 94 Feet Unveils Balaclava Office Project

Melbourne-based developer 94 Feet has shared designs for its six-storey office project in the city’s south-east.

The under-construction building on a 1500sq m site at 21-23 William Street in Balaclava—about 8km from the centre of—is expected to be completed in March next year.

The WMK Architecture and Techne-designed building will boast a net lettable area of nearly 6000sq m, as well as rooftop basketball and pickleball courts, a produce garden, electric-vehicle charging and end-of-trip facilities.

Colliers director Matt Cosgrave said there had been good demand for the space.

Interest had come from small local businesses, such as boutique building companies, business services providers, an insurance group as well as health and well-being groups.

“Like all of these types of developments they’ll get more traction as we get closer to practical completion,” Cosgrave said.

He was not concerned by the downturn in the office sector.

“If you have the right stock, particularly new product and quality product, then tenants are still keen to transact on it,” he said.

“You have got to have the right space. This is why the new buildings are still ticking along well.”

To be known as Open Court, the building will offer floorplans from 130 to 2500 square metres.
