Leftfield Plots Fast-Track Apartments for South Yarra

Plans by Leftfield Property to turn a trio of Victorian homes into a five-storey apartment building are on exhibition. 

The project at 49 and 51 Fitzgerald Street at South Yarra, 6km south-east of the Melbourne CBD, was submitted to the Victorian Department of Transport and Planning via the Great Design Fast Track pathway. 

The five-storey project would consist of 20 units and two short-stay accommodation units over two basement levels. 

The project was designed by Workroom Architects for a 1407sq m site in the Stonnington and Chapel Street Activity Centre.

The plans detail 4 one-bedroom, 10 two-bedroom and 6 three-bedroom units.

The two short-stay accommodation units would be studio apartments with communal kitchens. 

There would be 33 car parking spaces in the two basement floors and a rooftop terrace of 283sq m of communal space. 

The designs by Workroom would have a “high level of architectural excellence” featuring terracotta bricks, the planning report said.

According to the report, the proposals make use of a “strategically located, consolidated residential site” and will “positively influence” the character of the area. 

The project is of “key significance” to Stonnington and the Chapel Street Activity Centre, it said, delivering an “early contribution to densification to the residential stock” ahead of the rezoning of the site as part of the South Yarra to Windsor Train and Tram Zone Activity Centres. 

It will help supply new housing in the City of Stonnington local government area, to “meet population growth and create a sustainable city,” the Ratio Consultants report said.

Elsewhere in South Yarra, an 11-level mixed-use property at 189 Toorak Road has been brought to market. 

The tower, designed by Skidmore, Owings & Merrill and completed in 2025, comprises 5565sq m of net lettable area. 

The building is anchored by health club and coworking operator The Commons, which occupies 3908sq m. The operator recently launched plans with Riverlee to develop a new tower at Collingwood.

Cushman & Wakefield has launched an expressions of interest, open until November 12.
