Immerse Projects Plots Midrise Tower for Kirra Beach

The development heat is still rising on the Gold Coast’s undercooked but surging midrise market.
Among the latest plans, builder-developer John Kearney’s Immerse Projects has filed a nine-storey proposal comprising 65 apartments.
According to a report compiled late last year by selling agency Kollosche and property industry analyst Michael Matusik, medium-density projects now account for two-thirds of development across the city.
Immerse Projects’ Kirra scheme is earmarked for an amalgamated 2026sq m site at 5-7 Haig Street within the Kirra Beach precinct on the southern end of the Gold Coast.
If approved, it would replace two 1970s-built walk-up blocks of flats with a combined 14 units.
“The site is ... within the medium-density residential zone which specifically encourages the establishment of new residential apartment buildings,” the documents said.

Immerse Projects engaged BDA Architecture to design the midrise Haig Street scheme, which incorporates “a soft coastal colour palette, generous ocean-oriented balconies, deep recesses that articulate the facade, raised planter boxes, and fixed privacy screens to mitigate potential overlooking while contributing to visual interest”.
Overall, it would accommodate a mix of 23 two-bedroom, 17 three-bedroom and 25 four-bedroom apartments with carparking for 197 resident and 13 visitor vehicles provided across three basement levels and the ground floor.
The proposed development also features a double-height communal recreation area, including ground-floor indoor private dining space with an outdoor terrace and second level amenities such as a lap pool, pool decking and alfresco area, spa and cold plunge pools, a gymnasium and working from home/meeting room spaces.
Meanwhile, Immerse Projects has another two developments under way—a 14-storey tower with 105 apartments at nearby Coolangatta and an 8-storey building comprising 95 units at Robina.
As well, it has lodged plans for a 15-storey tower comprising 88 units on a 1760sq m site behind the heritage-listed Regatta Hotel at Toowong in Brisbane’s inner-west.
