Hawthorne Commercial Building Leased

Tenancies in a freestanding commercial building at Hawthorne in Brisbane’s east have been leased.

The two tenancies in the approximately 174 sqm building at 135 Riding Road, Hawthorne, were taken up by residential property design company Urban Design Solutions and Microlot Coffee House.

The building at 135 Riding Rd is on a corner site of approximately 339 sqm with five tenancies in total.

Ray White Commercial Trade Coast agent Rhiannon Jones, who negotiated the leases, said Urban Design Solutions had leased a 31 sqm space at 1,3a and 3b/135 Riding Rd, while Microlot Coffee House had taken up a 32 sqm tenancy in unit 5.

“Urban Design Solution had been looking for office accommodation for some time,” Ms Jones said.

“We found this space on Riding Rd which was just what they were seeking. The building has a lot of character and the location near Hawthorne Park, the Oxford St Bulimba retail and café precinct as well as being close to the CityCat and the Brisbane CBD is very appealing.”

Ms Jones said the Microlot Coffee House had taken up a 5+5 year tenancy while Urban Design Solutions had secured a 2+2 year lease.

The two tenancies have been secured for a combined net rental of approximately $39,000 per annum.
