A Fleurieu Peninsula golf club is seeking a developer to improve 4ha of its land while work has started on a separate 48-home affordable and social housing project in the same idyllic region south of Adelaide.

Victor Harbor Golf Club is calling for expressions of interest in a long-term lease of 4ha of land for an integrated development that could include new clubrooms, pro-shops and other golfing facilities.

McGees Property agent Tom Rowe said early interest had come from experienced developers and tourist accommodation providers, among other parties.

“The land appears ideal for an accommodation and/or recreation orientated user; however, all complementary uses, including golfing and hospitality operations, will be considered on merit,” Rowe said.

“It’s a truly rare opportunity to secure a long-term ... lease over an idyllic portion of land with amazing vistas, surrounding natural landscapes and a world-class golf course, without the upfront capital commitment of a purchase, and with the immediate benefits of a highly established position within the local and visitor economy.”

Rowe said the club’s 51.4ha of land was one of South Australia’s premier regional golf destinations, set in the heart of the peninsula with views across Encounter Bay.

Established in 1911, the 18-hole championship course is best known for its spectacular first tee where golfers can see Rosetta Head (the Bluff), and Granite, Seal and Wright Islands. The hole has been voted Australia’s best regional first hole and inducted into the Australian Golf Digest hall of fame.

About 30,000 rounds are played each year at the course, and the clubhouse and bistro cater for weddings, corporate events, conferences and community functions.

Rowe is calling for expressions of interest by Thursday, October 15 at 4pm.

Also on the Fleurieu Peninsula, work has started on a 48-home affordable and social housing development at Noarlunga Downs.

UnitingSA is developing the 48-home project that has been supported by a $3.5 million federal government grant.

The project includes 23 social and affordable homes and 23 townhouses that will be built on site and sold. UnitingSA also intends to restore two heritage-listed buildings on the site and adapt them into family homes.

Kennett Builders will build the homes. Land division and civil and infrastructure works will commence at the site later this year.
