Fortis, Otello Energise SA’s Hutt Street Restaurant Strip

Border-bounding Fortis and Adelaide-based Otello have broken ground on One Four Four Hutt, a 10-storey project at a well-known restaurant strip that is bouncing back from a decade-long exodus of foot traffic.
It is the first joint venture between the east-coast development behemoth and the inner-Adelaide residential specialist.
Almost half (43 per cent) of the apartments have sold off the plan with a further nine per cent reserved by buyers.
Fortis head of development (SA) Arthur Dendrinos said the milestone reflected the project’s strength and ongoing demand for premium housing in Adelaide.
“With construction now under way, we’re bringing to life a project that will set a new benchmark for apartment living on Hutt Street and further elevate one of Adelaide’s most sought-after lifestyle precincts,” he said.
“As Fortis’ first development in South Australia, this milestone is particularly significant and underscores our long-term commitment to the Adelaide market.”
Now rising on a 1241sq m corner site, the DKO-designed development will include 44 one-, two- and three-bedroom residences, including penthouses, above 400sq m of ground-floor retail space.

Otello Director Daniel Harris said BLAG Commercial had been appointed as the project’s builder.
“Having successfully worked together previously, we’re confident in their ability to deliver the quality, craftsmanship and attention to detail that underpin the project,” he said.
Most of Otello’s mainly residential projects are in the ring of suburbs bounded by the two concentric ring road networks closest to the Adelaide CBD that divert traffic from the city’s planned core.
One Four Four Hutt is scheduled for completion in 2028.
With the Barossa, Clare, Adelaide Hills and McLaren Vale wine regions more or less on its doorstep, the SA capital is an epicurean’s paradise and Hutt Street had been a nationally-known premium dining strip.
Though still vibrant enough, the London plane tree-lined boulevard suffered restaurant closures after foot traffic declined well before Covid.
But in another developer vote of confidence near the Fortis and Otello project, Adelaide-based Samaras Group has filed plans for its $15 million, four-storey London development at 187 Hutt Street.
The City of Adelaide is drafting a detailed design—which it anticipates will be complete in late 2027—to help revitalise the street and its strip.
Fortis and Otello are also collaborating on a 52-apartment project at leafy North Adelaide. Public consultation on that project, which is their second joint development, ended in August.
