Melbourne builder Figurehead Construction will break ground on the first homes on Frasers Property Australia’s historic Bradmill Yarraville community site next month.
Work is expected to start on the initial 44-home Pioneer Townhomes stage in September 2024, which is slated for completion in September next year, with a second tranche of 47 townhouses to follow.
More than half of the first stage is already sold with remaining stock ranging from $1.295 million to $1.65 million for three to four-bedroom homes.
The Rothelowman-designed townhouses comprise two and three-storey layouts with joinery inspired by the old factory garment tables.
Frasers Property Australia general manager of development in Victoria Sarah Bloom said builder Figurehead would construct the all-electric and sustainability-guided homes.
“The diverse list of projects Figurehead has successfully delivered, from aged-care facilities to schools to residential buildings gives us absolute assurance they are the right builder to create the first residences on this project,” Bloom said.
Figurehead’s more than 80 completed projects include the expansion of the Clifton Hill Primary School, the conversion and extension of Prahran’s historic Station Hotel into 41 apartments and the construction of fashion brand Decjuba’s headquarters at Cremorne.
Figurehead managing director Joe Grasso said it was the right type of project for a key infill location such as Yarraville.
Bradmill Yarraville is on a 26ha site, 2.6km from Yarraville railway station and Yarraville village.
Once the home of Bradmill Cotton Mills, which operated on the site from 1953 to 2007, the new community will feature preserved and rejuvenated heritage buildings, including the famous boiler house with its commanding views over the city and western suburbs.
These buildings will be converted to residents-only facilities including a gym, co-working spaces, cinema, arcade room, entertaining spaces, swimming pool and an elevated events space on the top floor of the boiler house with views over Melbourne’s CBD and Port Phillip Bay.
A 1.5ha linear park will connect the community directly to neighbouring McIvor Reserve while the retail and dining precincts will feature a supermarket, cafes and restaurants, childcare centre, health providers and specialty stores.
Bradmill Yarraville, which has been awarded a 6 Star Green Star Communities rating, will be home to about 3500 residents across 680 townhouses and up to 750 apartments and five buildings on completion.
ASX-listed Irongate and Frasers Property Australia swooped on the significant site in 2021 in a deal that was reportedly worth upwards of $220 million.
