RPM Group, specialists in the sale of development sites, has officially launched a public expressions-of-interest campaign for the last two large-scale residential superlots in Clyde North’s St Germain estate.
With most of Clyde North already developed, the superlots at Part 1415s Pound Road and Part 15s Smiths Lane stand out as two of the last substantial parcels of land in the region, capable of supporting more than 170 and 130 lots respectively.
Both sites boast prime positioning thanks to their location within the highly regarded St Germain estate.
One site directly adjoins the St Germain Central Shopping Centre and a thriving medical precinct; the second has immediate access to the future Clyde North Secondary College, while also being a short walk from the retail precinct.
By the time these lots were developed and on the market, the area would be even more attractive to homebuyers, offering an established, fully developed community with amenities right at their doorstep, RPM Transactions and Advisory national strategy manager Tim Hyland said.
“This is truly one of the last chances to secure a substantial portion of Clyde North’s competitive property market,” Hyland said.
The larger of the two superlots, spanning 6.31ha fronting Bells Road, offers the potential for a diverse mix of housing, including highly sought-after medium-density development.
The smaller site, at 4.42ha, is similarly well-positioned, with excellent visibility and access due to its frontage to Thompsons Road.
Both superlots will be fully serviced with GAIC and DCP liabilities to be paid by the developer prior to settlement, ensuring an efficient transaction process.
“This means buyers can move quickly,” Hyland said.

“The St Germain superlots represent one of the last infill development opportunities in a region where land is incredibly scarce,” Hyland said.

The sale of Part 1415s Pound Road and Part 15s Smiths Lane, Clyde North, is being conducted by expressions of interest, closing on Thursday, October 17.
