City West Files 111-Apartment Plan for Alexandria

City West Housing has moved its Bangalay Apartment project to the next stage, filing a detailed application for a site in the Botany Road Precinct.

The proposal now before the City of Sydney comprises 111 affordable rental units and 1124sq m of ground-floor commercial space for the site at 216-220 Wyndham Street, Alexandria, 7.7km south of the Sydney CBD by road.

The EMBECE Studio-designed scheme also includes a new east-west through-link to 214-218 Botany Road.

The 11-storey tower, estimated to cost about $76 million to develop, would replace warehouses turned pet store and gym as well as at-grade parking on the site.

This is one more storey than the approved concept plans of 104 apartments for the parcel near Waterloo Metro Station, which opened in August last year. 

City West acquired the 2733sq m corner site for $37.5 million in October 2022 and had planned 100 rental apartments. 

City West Housing chief executive Leonie King said high land prices and limited supply had made it challenging to build affordable housing in inner Sydney at the time of the purchase.

“We have managed to purchase this property from our own cash reserves with the help of the City of Sydney affordable housing developer contributions,” King said.

“It is an investment that will pay dividends in the uplift in value delivered by the precinct revitalisation plan and in social outcomes of transforming people’s lives.”

More than 1750 people have registered their interest in a home in the tower by September of this year. 

This was a notable increase from the 1300 applicants in August 2024 when plans for a similar project at 330 Botany Road moved to the detailed stage.

That dual building project of 255 affordable apartments was approved by the city in December 2024.
