A dormant high-end development plan for central Adelaide has sprung back to life.
Carrington Collective has filed a fresh application for a mixed-use building including 14 luxury apartments for its site near the CBD.
The proposal for a six-level mixed-use building at 125 Carrington Street, within the City Living Zone’s Medium-High Intensity Subzone, is under review by the State Commission Assessment Panel.
It requires referrals to the Adelaide Council and Government Architect.
The proposal, which adds “modifications informed by market considerations” to a previously approved design that lapsed in February of 2024, comprises a ground-floor cafe and the apartments.
Designed by Stallard Meek Flightpath Architects, the ground floor would house a cafe with an open shopfront and an entry lobby, while levels one to four would each contain three apartments in a mix of one, two and three bedrooms—one of each per floor.
Level five would comprise two three-bedroom apartments, each with continuous balconies across the building’s width.
“The decision to pursue a wholly residential building (save for the ground floor cafe) has been informed by a range of market considerations, not the least of which being the desirability of this location for city living,” the application said.
The development includes rear-loaded stacked parking for 15 vehicles, accessed via Mocatta Place, for residents. No parking is provided for the cafe or visitors.
Sustainability features include solar PV panels on the roof, waste chutes, and a commitment to protecting street trees and contributing to the Urban Tree Fund Scheme.
“An extensive array of solar PV panels is proposed, ensuring the building integrates sustainable techniques into the design to improve environmental performance and local amenity,” according to the planning report filed by Phillip Brunning and Associates.
Meanwhile, at Sellicks Beach, 46km south of Adelaide, Citify has filed an application for a two-storey, mixed-use building (pictured in the carousel above) at 63-69 Justs Road.
The proposal includes ground-floor commercial tenancies, a medical centre, and 11 supported accommodation units plus associated landscaping and car parking.
The application is open for public comment.
Citify this year won approval for the $200-million redevelopment of a heritage pub at 1-9 Walkerville Terrace at Gilberton, 3km north of Adelaide’s CBD.
The project received the green light from the State Commission Assessment Panel on its third attempt.
The 10-storey development comprises 130 residential apartments, 56 short-stay units, 14 split-level SoHo apartments, 20 affordable housing units and 13 apartments designed to National Disability Insurance Scheme specifications.
