A private Sydney-based developer has brought to market one of the largest parcels of industrial-zoned land at Byron Bay in more than three decades.
The $80-million project in arguably Australia’s hottest property markets comprises 17 lots at the development by Hannas off Ewingsdale Road.
Zoned IN2 Light Industrial, lots range from 1400sq m to 5800sq m—if amalgamated, they could provide an area in excess of 35,000sq m, which would make them “attractive to national logistics providers, owner-occupiers, investors and those looking to develop industrial strata estates,” Hannas said.
An expressions-of-interest campaign for the development, dubbed Solus, opened on March 19 and will close on April 30.
This is Hannas’s first industrial development outside Sydney and plays to the family-owned business’s strategy of acquiring the final slice of land within key growth areas.
Chief executive Danny Hanna said that although the Byron Bay area had experienced exponential growth during the past decade, industrial land was all but non-existent.
Colliers agents Michael Crombie and Marlon Crawford, alongside Kath Vaubell and Jeremy Bennett from Byron Bay Commercial, are conducting the expressions-of-interest campaign.
Vaubell, who has worked in the Byron market for more than 15 years, said the neighbouring Byron Arts and Industrial Estate had been the only industrial precinct in the area.
“With limited supply of available land coupled with the high demand for businesses to establish themselves in the Byron market, this project will provide options that historically have not been available,” Vaubell said.
“We are expecting solid interest from owner-occupiers and developers as the first industrial subdivision to be serviced with roads, water, power and landscaping made available for a few decades.”
Crawford said strata developers had “always had great success in Byron; with no other land for sale, we are likely to see more premium Byron developments evolve here during the next few years”.
Also in Byron Bay, a boutique hotel in the town came to market last month: The Sunseeker, on a 6337sq m Bangalow Road corner site, comprising 12 guest rooms, nine self-contained bungalows, a three-bedroom residence plus a caretaker studio apartment.
The property reopened its doors in early 2021 after a significant refurbishment, gaining recognition as Australia’s sole entry in Condé Nast Traveller’s The Hot List 2021: Best New Hotels.
