Builder-Developer Partnership Breaks Ground at Kangaroo Point

Dirt is being turned on a unique residential development at Brisbane’s inner-city Kangaroo Point.

Despite challenging market conditions, a builder-developer partnership has enabled construction to begin on Sorano House, an eight-storey Ferro Chow-designed residential building.

It will comprise seven full-floor, 350sq m apartments overlooking the CBD skyline and Brisbane River.

Trezetto Developments has teamed with Rocking Horse Constructions on the development with basement works recently starting even before the project had been launched to market.

Construction of the high-end boutique project—with apartments priced from $7.25 million—on a cul-de-sac site at 8-12 Hamilton Street is expected to be completed in early 2025.

Trezetto Developments managing director Sam Sgroi said the builder-developer partnership and the unique nature of the development had provided the impetus and ability to break ground on the project.

“Our belief in the design for Sorano House paired with this incredibly rare address has given us the confidence to begin construction,” Sgroi said. “We know that construction is a huge confidence booster for purchasers looking at residences of this calibre and value.”

YPM Group project sales director Phillip Rand said Sorano House tapped into the significant growth of the luxury market in Brisbane.

“The luxury market in Brisbane has seen some incredible growth in the past few years and Sorano House brings design once reserved for the ultra-luxury Sydney market to this landmark Brisbane location,” he said.

Each of the apartments will comprise four bedrooms and 4.5 bathrooms. Amenities will include a gym, Himalayan salt sauna, pool and private dining room with wine cellar.

The tightly held Kangaroo Point riverside precinct’s run as a developer hotspot is continuing with a string of development applications filed in recent times.

An elevated 30-storey residential tower with 232 apartments rising above a proposed public park is one of the latest proposals.

Supported on a series of V-columns, the raised tower is designed to “release the entire ground plane for public use” activating it with retail, regenerative landscaping, boardwalks and water gardens.

The application has been lodged by Delta Australia Holdings, an entity linked to Singapore-based Bloomberg Incorporation, which also developed the 53-storey Riparian Plaza tower in the Brisbane CBD’s Golden Triangle.

As well, Fabcot—the development arm of Woolworths Supermarkets—recently won approval to add seven storeys and more than 70 apartments to a planned Kangaroo Point shoptop development.
