It’s a full house at a $122-million boutique beachfront highrise development on the Gold Coast, six months ahead of construction completion.

Contracts have been inked for all 16 luxury apartments—including an $18.5-million penthouse—in No. 21 Broadbeach Blvd, a joint-venture between Gold Coast-based QNY and Melbourne’s Glenvill Developments.

The 21-level Broadbeach project has topped out and is on track for completion in the fourth quarter of 2026.

Its sell-out comprised 60 per cent Queensland purchasers and 40 per cent interstate buyers from New South Wales and Victoria.

Designed by acclaimed architects Carr and Broadbeach-based BDA, the scheme features a mix of 14 full-floor units, a double-storey upper-level apartment and a three-level penthouse with a private rooftop retreat.

Communal open space includes an entire level dedicated to wellness and recreation featuring a heated ocean-view pool and spa, wellness studio with infrared and traditional saunas, an ice bath, gym landscaped gardens and alfresco entertaining spaces.

The development on a 511sq m site in a beachfront cul-de-sac at the northern end of Broadbeach Boulevard was acquired in 2022 for $10.1 million.

Project marketing agent Total Property Group managing director Adrian Parsons said the development’s boutique scale and advanced stage of construction had resonated with buyers.

“Residential-only beachfront buildings of this scale remain relatively rare in Broadbeach,” he said.

“Construction certainty has also been an important factor.

“Buyers can see the building taking shape, they’ve seen it reach its topping out milestone, and they know they’ll be moving into a completed residence later this year.”

Meanwhile, construction is under way on Brisbane-based developer-builder Gardner Vaughan Group’s first project on the Gold Coast.

Its 20-level Bronze on Chevron development will deliver 119 apartments in one, two, three and four-bedroom configurations, sitting above two ground-floor retail tenancies.

The tower is rising from a 3592sq m site at 8 Mawarra Street, Chevron Island.

“We've spent almost four decades building homes that respond to the way people want to live, and we're excited to bring that experience to Chevron Island,” Gardner Vaughan Group chief executive Simon Betteridge said.

“Bronze on Chevron is particularly significant because it marks Gardner Vaughan Group’s first development on the Gold Coast following many successful projects across Brisbane and the Sunshine Coast.”

Designed by Cottee Parker Architects, Bronze on Chevron incorporates 1250sq m of resident amenities, including a pool, gym, yoga lawn and rooftop barbecue areas.

The project’s completion is slated for early 2029.
