Brisbane Airport-Fringe Industrial Site Tipped to Fetch $55m

A 3.14ha industrial site on the fringe of Brisbane Airport has hit the market, with 28 per cent site coverage offering development uplift. The Urban Developer understands that a price in the range of $55 million is expected for the industrial park at 511 Nudgee Road at Hendra, with all three lease contracts ending in June 2028. Under a campaign by McVay Real Estate, Cushman &amp; Wakefield and Modus Property Group closing November 12, the property is being advertised in one line or as individual lots. Cushman &amp; Wakefield’s Gary Hyland told The Urban Developer that he expects “a lot of interest from developers looking for higher and better use”. “A mix of owner-occupiers, investors and developers…both international and domestic,” Hyland said. Net passing income at the site is more than $1.4 million, against a market rental assessed at $3,152,695. A car parking business and a car rental business occupy the majority of the site, trading off the proximity to the airport. An electrical business also occupies one of the warehouses. Hyland said that income at 45 per cent of market, along with the common lease expiry, would give a purchaser holding income with a clear view to a development timeframe. ▲ The site has potential for redevelopment into a variety of uses, agents said. According to the agents, the parcel could yield up to 20,000sq m of industrial improvement across its 31,412sq m site area. Proximity to the airport, and exposure to 118,000 vehicle movements per day, could allow logistics usage or repositioning, agents said. Hotels, large format retail, and mixed-use development have been floated by agents. The site has been owned by three local private investors for 36 years, having acquired it from original owner-occupier Brambles. Brisbane Airport industrial is in hot demand, with the fast-tracked 25ha second stage of the 100ha masterplanned Airport Industrial Park now under construction. The first stage is fully occupied, and a third terminal is among a $5-billion schedule of works planned for the 2700ha airport precinct in the lead-up to the Olympic Games. ▲ United Rentals is among tenants announced for the Brisbane Airport Industrial Park. Industrial vacancy in Brisbane plummeted to 4.5 per cent from 5.3 per cent in the second quarter of 2026, according to JLL. Net absorption in that quarter was 308,200sq m, totalling 549,400sq m in the first six months of the year. Development activity has also been picking up southwest of the CBD. In October, LogiSPACE launched an application for an 11.5ha industrial park at the Oxley Golf Club. According to the application, the Property Council of Australia has found that the Greater Brisbane Region has only 4.9 years of combined industrial development stock. And in September, Centuria Industrial broke ground on a $40-million, 10,300sq m industrial project at 51 Musgrave Road, Coopers Plains . Industrial investment launching at Sydney’s Aerotropolis Separately, the NSW government has opened an expression of interest campaign for tenancies in its Second Building at 215 Badgerys Creek Road, Bradfield City. Inquiries are sought until December 2 for net lettable area of 380sq m in the manufacturing hall for research and prototyping, 280sq m in the manufacturing area for product development, and 1150sq m of office space. ▲ Tenants of government spaces at Bradfield will benefit from proximity to the Advanced Manufacturing Readiness Facility. According to the government, private investment by businesses into the surrounding Western Sydney Aerotropolis has tripled to $35 billion over the past 18 months. Contributors include Aldi’s $1-billion automated distribution centre , where construction began in early October under Richard Crookes . In May, Mirvac and ART broke ground on the $1.9-billion SEED stage 1 . Alongside private investment, the NSW government has funded $29 billion into public infrastructure supporting the Aerotropolis .
